New Matter Type: Discharges

Prolegis has introduced Discharges as a dedicated matter type. This streamlined workflow is designed specifically for files where the primary objective is the removal of a mortgage or other encumbrance from a property title.

How to Create a Discharge Matter

To start a new Discharge file:

  1. Navigate to Add Matter: Click on the + Real Estate Matter button.

  2. Select the Type: Under the Contract Type options, select Discharge.

  3. Enter Matter Details: Provide the Matter Number, and assign the responsible Lawyer and Assistant.


Why Use the Discharge Matter Type?

Using the dedicated Discharge type ensures that your workspace is focused only on the tasks and documents relevant to the release of security, rather than a full conveyance.

1. Targeted Precedent Library

The Discharge matter type includes a specialized suite of documents tailored for finalizing a lender's interest, such as:

  • Discharge of Mortgage forms.

  • Request for Discharge/Payout letters.

  • Transmittal letters to Land Titles.

  • Reporting letters to clients confirming the title is clear.

2. Optimized Data Entry

The interface prioritizes the Lender and Title Info sections. This allows you to quickly pull in the LINC number and registration details of the mortgage being discharged without navigating through unrelated fields.

3. Simplified Accounting

The Account page remains fully integrated, allowing you to quickly invoice the client and apply any necessary discounts or "Other Charges."


Best Practices

  • Cloning for Efficiency: If you previously handled the Purchase or Mortgage for this client, use the Clone Matter feature to instantly pull the property's legal description and lender information into the new Discharge file.

  • Lender Selection: Use the Search Lenders tool to ensure the correct branch and contact information are used for the payout and discharge request, ensuring the automated faxes and emails reach the correct department.


Note: If the discharge is part of a larger Sale or Refinance transaction, those specific matter types already include discharge steps. This standalone Discharge type is best used for "Discharge Only" instructions.
