New Matter Type: Property Transfers

Prolegis now supports Transfers as a dedicated Real Estate matter type. This feature is specifically designed for files where the primary goal is the legal transfer of property ownership from one party to another, without the full complexity or cost of a standard purchase or sale workflow.

How to Create a Transfer Matter

Starting a new Transfer file is simple and follows the standard Prolegis workflow:

  1. Open the Add Matter Menu: Click the + Real Estate Matter button in the top navigation bar or the side menu.

  2. Select the Type: In the Contract Type selection, choose Transfer.

  3. Complete the Setup: Enter the file number, and assign your legal team as you would for any other matter.


Key Features of Transfer Matters

1. Tailored Precedents

Transfer matters come equipped with a specialized library of precedents. These documents are specifically drafted to handle ownership changes, including:

  • Transfer of Land forms.

  • Affidavits of Value.

  • Authorizations and Directions.

  • Family/Matrimonial Transfers (where applicable).

2. Streamlined Workflow

Unlike a Purchase or Sale, the Transfer matter type focuses on the essential steps required for land titles registration. This removes unnecessary fields related to real estate commissions or complex adjustments, allowing you to move from instruction to registration faster.

3. Integration with Account & Billing

Even though the workflow is streamlined, you still have full access to the Account page to manage your legal fees, disbursements (like Land Titles registration fees), and GST.


When to Use "Transfer"

This matter type is ideal for:

  • Title Transfers: Adding or removing a spouse or family member from a title.

  • Estate Planning: Transferring property from an individual to a corporation or trust.

  • Probate Requirements: Transferring property from a deceased owner to an Executor or Beneficiary.

Pro Tip: If you have an existing Purchase file for the same property, remember you can use the Clone Matter feature to pull the Title Info and Legal Descriptions into your new Transfer matter to save time!
